Heat works on the lubricant too. Whatever grease left the factory on the rollers, end bearings, and spring coils thins, migrates, and bakes into a dry film that grabs dust instead of shedding it. The usual PQ progression: a door that gets louder every summer, then shudders at the halfway point, then makes a single flat bang one morning in an empty garage. That bang is almost always a spring. Watch for these first:

• A door that is noisier in August than it was in February
• A visible gap in the coil of the spring on the shaft above the opening
• One side lifting ahead of the other, or the door sitting crooked in the frame
• An opener that strains, hums, or reverses partway up
• Rust-colored powder on the floor under the torsion tube

Canyon Dust Ends Up Everywhere It Should Not Be

Homes backing onto Los Peñasquitos Canyon Preserve, Lopez Canyon, and the open space around Canyonside collect fine grit off dry hillsides, and an east wind drives more of it under the door than anyone realizes. First casualty: grit settles in the bottom of the tracks, mixes with old grease, and becomes a grinding paste that flat-spots rollers.

Second, and more common than people expect, is the pair of photo-eye safety sensors mounted a few inches off the slab. A dust film on those lenses is enough to break the beam: the door starts down, travels a foot, and rolls back up while the opener light blinks at you. Homeowners assume the opener is dying and start pricing replacements. Often the real fix is cleaning and realigning the eyes, then switching to a dry-film lubricant that does not turn into flypaper for canyon dust. That is routine tune-up and maintenance work, and out here it is worth doing on a schedule rather than after something breaks.

The Original Openers Are Timing Out

PQ built out in waves, generally east to west, from the 1970s through the 1990s, the two-car attached garage standard throughout. Much of the community is now on an original opener or its first replacement, and both cohorts fail in recognizable ways: a stripped nylon drive gear that lets the motor run while the door sits still, a logic board that stops answering the wall button, remotes that only work from the end of the driveway.

There is a safety dimension too. Openers built before the federal photo-eye reversing requirement took effect have no floor-level sensors at all. If you see no small eyes on brackets near the slab, that unit is old enough to replace on principle, whether or not it still runs. Fixed-code remotes are worth retiring for the same reason.

Hillside Pads and Steep Approaches

The community was graded into hills, so plenty of driveways climb or drop hard on the way to the garage. Two consequences repeat. Runoff down a sloped approach packs silt under the bottom seal and stops the door closing flush; the opener reads the resistance as an obstruction and reverses. And on a tight, canted turn out of the garage, mirrors and bumpers find the jamb. Dented bottom sections are common here, and a single creased panel can usually be swapped instead of replacing the whole door.
