Inside the 20-Point Inspection

Four systems, twenty checks, roughly 50 minutes on a single door. Anything we find gets photographed and priced before we touch it.

Counterbalance

Torsion springs get measured, not eyeballed — wire gauge, inside diameter, and wound length tell us how much life is left. We also read the cycle rating stamped or cataloged for the set.

Checks: coil separation, rust and pitting, end bearing plates, center bearing play, shaft straightness, and the balance test itself — a healthy door holds at 3 to 4 feet with the opener disconnected.

Cables and drums

Fraying almost always starts at the bottom bracket where the cable turns around the fixture pin, and rust starts inside the drum groove where you cannot see it from the floor.

Checks: broken strands, drum set screw torque, even wrap on both drums, bottom fixture wear, and whether the two cables carry equal tension. Anything frayed becomes a cable replacement quote on the spot.

Rollers, hinges, track

Steel rollers with exposed 7-ball bearings are what make an old door sound like a freight train. Sealed 10-ball nylon rollers cut most of that noise and run about 20,000 cycles.

Checks: roller stem wobble, flat spots, cracked nylon, hinge numbering and elongated hinge holes, loose track bolts, vertical track plumb, and horizontal track pitch back toward the rear hangers.

Opener and safety

Force settings drift as a door gets heavier with age, and a lot of homeowners have quietly turned the force up to mask a spring problem. We reset it to the door, not to the symptom.

Checks: up and down travel limits, force calibration, chain deflection near half an inch at midspan, sprocket set screws, trolley and emergency release, photo eye height and alignment, and the 2x4 reversal test.

Every friction point gets lubricated before we leave: spring coils, end bearings, hinge pivots, roller stems, and the opener rail. We use a silicone or white lithium garage door lubricant. Skip WD-40 — it is a solvent, and spraying it on a door strips the grease already in the bearings and leaves them dry within a month.

San Diego has two very different garage door climates inside forty minutes of freeway.

Within a mile of the water

Salt-laden marine layer is brutal on bare spring steel. In Ocean Beach, Point Loma, and Coronado we routinely pull torsion springs pitted through in five or six years instead of ten. Cables corrode at the drum, steel roller bearings seize, and track bolts weld themselves in place with rust. Coastal doors want service every six months, and we spec zinc-coated or powder-coated springs on replacement.

Inland, east of the 15

A closed garage in El Cajon, Santee, or Lakeside can sit above 105°F for days in September. Heat thins lubricant until it runs off the coils, cracks the bottom astragal and perimeter vinyl into brittle strips, and cooks opener logic boards and nylon drive gears. Doors out here need the seals inspected annually and a heavier lubricant that will not migrate.

Usage matters as much as weather. Four trips in and out a day works out to roughly 1,460 cycles a year, so a standard 10,000-cycle torsion spring reaches the end of its rated life in about seven years. Households with three drivers and a single door can burn that down to four. Annual service is the baseline; two visits a year makes sense on the coast, on high-cycle doors, and on any door that already has one replacement spring on the shaft.

Tune-Up Questions, Answered Straight

What does a tune-up cost, and what is extra?

The inspection, adjustment, and full lubrication is quoted as a flat rate for a single door, with a reduced rate for each additional door at the same address. Parts are quoted separately and only with your approval — nylon rollers, a bottom seal, or a bearing plate are the common add-ons, none of them expensive.

Which parts of this can I do myself?

Lubrication, tightening track and hinge bolts, wiping the photo eye lenses, and running the 2x4 reversal test are all reasonable homeowner jobs. Leave anything that carries load: torsion springs, cables, drums, and bottom brackets. A torsion spring holds several hundred pounds of stored energy, and the bottom bracket is bolted to a cable under that same tension.

My door is loud. Will a tune-up quiet it down?

Usually most of the way. Grinding and rumbling are almost always dry or worn rollers plus loose hardware, both of which we fix in the visit. A rhythmic bang at the top of travel is typically the opener rail or a loose sprocket. What a tune-up will not cure is a chain-drive motor doing what chain drives do — that one is answered by swapping to a belt drive unit.

Does maintenance actually make springs last longer?

Partly. A spring is rated in cycles and you cannot put cycles back. Lubrication does slow the coil-on-coil friction and surface rust that make springs fail short of their rating — the difference between seven years and four in a coastal garage. The bigger win is catching a fraying cable before it takes something else with it; a breakdown repair costs several times what the visit does.
