The Eucalyptus Tax on a Garage Door

Eucalyptus does not drop its load once in autumn and then behave. It sheds all year — ribbons of bark, hard seed capsules, curled leaves, and a fine, faintly oily pollen. Two places collect the worst of it.

The first is the photo-eye. A film of pollen on the lenses, or one bark ribbon across the beam, and the opener refuses to close — the door starts down, reverses, the light blinks, and the homeowner reasonably assumes the opener has failed. Often a dry microfiber wipe on both lenses fixes it. The second is the bottom track. Gumnuts wedge against the roller path, leaf litter compacts into a mat, and pollen mixes with whatever lubricant is on the metal to make a grinding paste. Rollers skid instead of rolling, nylon bearings pick up grit and grind themselves out, and the door starts pulling to one side — which is how a door eventually comes off track. So: never grease the tracks — they should be clean and dry, because grease is what turns airborne litter into an abrasive. Lubricant belongs on rollers, hinges and bearings.

A Neighborhood Where the Hardware Is All Roughly the Same Age

Scripps Ranch is unusual in how tightly its housing clusters in time. The original tracts went up through the 1970s and 1980s, planned developments filled in through the 1990s and 2000s, and in October 2003 the Cedar Fire destroyed hundreds of homes here, most of which were rebuilt in the years that followed. That history left a mark on our work too: doors, openers and springs went in across the community in a few concentrated windows, so they wear out in clusters.

We see it street by street: one caller needs a torsion spring, then two neighbors call the same month with the same break, because all three doors went in the same season. Springs are rated in cycles, not years, so a household running the door eight times a day gets there long before one running it twice. Openers of those eras have their own signature: plastic drive gears that strip, worn trolley carriages, boards that lose remote pairing. In the oldest homes we still find extension springs with no containment cable run through them — we add one whenever we service those.

Heat, and What It Does to Grease

Without the coastal marine layer, summer afternoons run hotter here than a few miles west, and an attached garage under an unconditioned roof holds that heat into the evening. Old grease on a torsion shaft thins, migrates off the bearings, then sets up gummy as things cool — the door that was merely noisy in June is binding and straining the opener by winter. Rubber bottom seals harden and split on the same cycle, reopening the gap that let litter under the door to begin with. A yearly tune-up and lubrication service is worth more here than in most neighborhoods we cover.

Long Driveways, Deep Lots, Third Bays

Larger parcels change the job. Remotes that work fine up close get flaky at the top of a long driveway, and the fix is usually antenna position or a keypad at the street, not a new opener. Longer sensor runs mean more staples to work loose and more places for a landscaper to nick a wire. And many three-car garages here have one bay that is really a workshop, with a door that cycles twice a month — that is the one that seizes.
