A standard single-door replacement takes four to six hours. A three-car garage with new tracks and a jackshaft opener can fill the day. Here is how the hours get spent.
Rough opening width and height, then the three numbers that decide which hardware ships: headroom above the opening (12 in. for a standard lift, and we carry low-headroom conversions down to 4.5 in.), backroom of door height plus 18 in., and 3.75 in. of sideroom on each jamb. Older Mission Hills and Kensington garages regularly come up short on one of these, which is exactly why we measure before ordering rather than after.
Springs are unwound under control with proper winding bars before anything else moves. Sections come off top-down, tracks unbolt, and the old door leaves on our truck. Disposal is included; nothing sits in your driveway waiting for a bulk pickup.
With the opening bare, we probe the wood jambs and header for rot and termite damage. Coastal garages in Ocean Beach and Bird Rock turn up soft jamb bottoms constantly. Replacing a jamb board adds about an hour and a modest materials charge, and skipping it guarantees the new track pulls loose within two years.
Bottom section goes in first with the astragal seal and cable brackets, then each section stacks with its numbered hinges. Vertical track gets shimmed plumb, horizontal track is hung from angle iron lagged to framing — never to drywall. Struts go on any section wider than 14 ft or any door carrying a center opener bracket.
We weigh the finished door on a scale, then wind the torsion springs to the calculated turn count for that weight and drum size. This is the step cheap installs rush, and it is the reason so many two-year-old doors already fight their opener.
Your existing opener gets re-hung and re-limited, or we set a new one — see opener installation. Perimeter weatherseal goes on, the bottom seal is trimmed to the slab, force settings pass the 2x4 reversal test, and we hand over the warranty paperwork with the door cycling in front of you.
Steel thickness. Builder-grade doors are single-layer 25 or 26 gauge — thin enough that a basketball leaves a dent. Two-layer construction adds polystyrene behind the skin. Three-layer sandwich doors put a steel back on as well, typically in 24 gauge, and they feel like a car door when you knock on them. If the garage faces a street where kids play, the third layer earns its money on dent resistance alone.
Insulation. Vinyl-backed doors land around R-6. Polystyrene two-layer doors run R-9 to R-12. Polyurethane foamed-in-place three-layer doors reach R-16 to R-18. The difference is real in the inland valleys: a west-facing garage in Santee or El Cajon that hits 115 degrees in August typically drops 12 to 18 degrees behind an R-16 door, which matters a great deal if the garage holds a laundry room, a gym, or a wall of pantry shelving.
Coastal spec. Salt air is unforgiving. Within roughly a mile of the surf in Ocean Beach, Point Loma, and Del Mar, we spec hot-dip galvanized or stainless hardware, factory baked-on finishes rather than field paint, and anodized aluminum frames on full-view doors. Standard zinc hardware in those neighborhoods shows orange bloom inside two winters.
Style. Raised-panel steel remains the default for good reason — it suits the stucco tract homes across most of the county and costs the least. Flush and grooved modern panels in dark bronze or charcoal read well on the newer Carmel Valley and downtown builds. Carriage-house doors with composite overlay and decorative strap hardware fit Spanish and craftsman facades without the maintenance of real wood. Brands and budget. We install Clopay, Amarr, Wayne Dalton, and Overhead Door, and we install LiftMaster and Chamberlain on the operator side. Non-insulated single-car steel is the entry point. A 16x7 insulated three-layer double door costs more depending on windows and finish, and full-view aluminum and custom carriage doors sit at the top of the range. Stocked steel doors in standard 8x7, 9x7, and 16x7 sizes are often installed within three to five business days. Special colors, window inserts, and custom widths are factory orders running two to five weeks. We give you the actual lead time at quoting, not a hopeful one.
The City of San Diego does not require a permit for a like-for-like residential door replacement. Changing the opening size does. HOAs in Rancho Bernardo, 4S Ranch, and much of Chula Vista maintain approved color and style lists — send us the guidelines and we will match the spec sheet to them.
If it is under about ten years old, has working photo eyes, and is sized for the new door's weight, yes. Insulated doors weigh considerably more than the uninsulated ones they replace, so a half-horsepower head that was adequate before may need to move up to three-quarter horsepower.
Manufacturer coverage on the sections and finish, typically 10 years to limited lifetime depending on the line, plus our own labor warranty on the installation itself. Springs and hardware carry their own terms, listed on your invoice rather than buried in a brochure.
