The nylon drive gear inside the motor head has stripped its teeth — the number-one failure on chain-drive units past the ten-year mark. A gear-and-sprocket kit plus fresh lithium grease puts most Chamberlain-built heads (LiftMaster, Craftsman, Master Mechanic) back in service in under an hour. If the gear is clean, the run capacitor is next on the list.
Travel limits have drifted, or the down-force setting is too low for a door that has grown stiff. We reset both, then confirm with the 2x4 reversal test. A door that genuinely drags is a balance issue, and the fix belongs to the torsion spring system rather than the opener.
Photo eyes. The brackets sit six inches off the slab, right at bicycle-handlebar and recycling-bin height, and a nudge of a quarter inch breaks the beam. Realignment until both LEDs burn steady takes minutes. Sun-bleached lenses and sensors that took water during a driveway wash get replaced outright.
Shrinking range points to a broken antenna wire, a corroded receiver board, or a cheap LED bulb dumping RF noise across the 315 and 390 MHz bands the remote uses. Swapping in an opener-rated bulb restores full range more often than most homeowners would guess.
A dry trolley, a failing chain sprocket bearing, or a rail joint that has worked loose. Chain slack should sit near half an inch of sag at the midpoint of a seven-foot rail — much more and the chain slaps the rail on every start.
Start at the ceiling outlet. A tripped GFCI, a blown board fuse, or a cooked low-voltage transformer accounts for the majority of no-power calls. We meter the circuit before the motor head ever comes apart.
Chain drives are the workhorse: loud, cheap to service, and forgiving of a slightly heavy door. Belt drives run a steel-reinforced rubber belt and are the right call when a bedroom sits over the garage — a common layout in the two-story tract plans around Mira Mesa and 4S Ranch. Screw drives use a threaded steel rod and want a lithium grease service every couple of years; plenty of older Genie units in East County still run on them. Wall-mount jackshaft models such as the LiftMaster 8500W bolt beside the torsion tube, clear the ceiling entirely, and depend on a spring system that is already in good balance.
Horsepower gets undersized constantly. A half-horsepower unit is fine for a seven-foot single steel door. An insulated 16x7 double door running 200 lb or more, or any eight-foot carriage door, deserves three-quarter or one horsepower with a DC motor and soft start. We check the door weight before recommending a size, because an underpowered head thermal-cuts out on hot afternoons and burns its gear early.
Salt air changes the math near the coast. On jobs in Point Loma and Ocean Beach we routinely find chains pitted and rail bolts rusted solid at six to eight years, while an identical unit in Poway is still clean at fifteen. Belt drive with stainless hardware is the longer-lived choice within a mile of the water.
Repair — unit under eight years old with one failed component, gear kits, capacitors, trolleys, sensors, wall consoles, and remote receivers on any brand still supported by parts.
Replace — no photo eyes at all (anything built before 1993 fails current safety code), a logic board quoting past sixty percent of a new drive, or a motor that has already been rebuilt once. A fresh LiftMaster opener installation with Security+ 2.0 rolling code and myQ often lands close to the repair price on a worn-out head.
Neither — if the opener keeps overheating, the door itself is the load problem. Book a balance and hardware tune-up first; replacing the head solves nothing.
Sensor alignment, remote programming, and limit resets run 20 to 40 minutes. A gear-and-sprocket rebuild is about an hour. Logic board and motor swaps take 60 to 90 minutes once we confirm the part matches the model number on the sticker inside the light lens.
Usually not. Most modern consoles have a lock or vacation mode that disables the remotes while the wall button still works. Holding the lock button for two seconds toggles it back. Try that before booking a call — we would rather you save the trip fee.
